Diane Bilke Real Estate Advisor Austin TX_edited.jpg

Hello

I'm Diane Bilke, a REALTOR® with eXp Realty, based in Georgetown, Texas. I help buyers and sellers in Georgetown, Round Rock, and Leander, and I believe real estate is local at the level of the street, not the city. Two homes a mile apart can live in completely different micro-markets, and pricing, timing, and strategy should be built on that, not on metro-wide averages.

Straight answers. Thoughtful strategy. Local knowledge that goes street by street.

My Story

A path built on service, details, and family.
My route to real estate was not a straight line, and the earlier chapters still shape how I work today. I began my career in the aerospace industry in the Dallas/Fort Worth area, first as assistant to the top executive at an FAA repair station and then in customer service, supporting major U.S. airlines as their parts moved through the repair process. Later, I was recruited as a just-in-time account coordinator for a small parts-distribution supplier, assigned solely to Qantas Airways. That work demanded precision, follow-through, and clear communication when many moving pieces had to arrive in the right place at the right time. This is the same discipline a real estate transaction requires.

When the airline industry contracted sharply after 9/11, I decided to build a business of my own. I earned my Texas real estate license in 2002 and practiced for several years in the DFW market. Later, I stepped away from real estate to focus on my family and homeschooled my youngest daughter through junior high and high school. Homeschooling was a seven-year commitment that deepened my patience, organization, and ability to explain complicated decisions clearly.

In late 2019, we moved to Round Rock to be near our children and our only granddaughter. During the pandemic, I relaunched my real estate practice here in Central Texas. I understand relocation personally. A move is sometimes about more than a house: it is about being closer to the people who matter most.

A background built on pricing homes accurately.
From 2022 through 2024, I worked as a Broker Price Opinion agent (BPO), serving the secondary mortgage market, and then as an institutional listing agent, pricing and selling homes for a national corporate owner across the Austin-Round Rock, Texas metro area. Both roles required accuracy that was measured and quantifiable, not guessed. My listings sold at 96% of list price on an average cycle of about 60 days. As a BPO agent, I completed 65 broker price opinions and over 100 individual property inspections. This work gave me what is called "geographic competence" in my new home town, and trained me to see a home the way an appraiser and a buyer both will. That pricing discipline is the same one I bring to a seller deciding on a list price, or a buyer deciding what a home is actually worth.

Full-service, contract to close. With a talented agent-bench behind me.
I am a solo agent, which means you hire me and I remain personally responsible for your strategy, pricing, negotiations, deadlines, and communication from contract to close. But solo does not mean isolated.

I am blessed to be part of an agent collaborative: each of us operates an independent solo-agent practice, and we are not a formal team within eXp Realty. Our connection began through the eXp Realty agent who brought us into the brokerage, and it has grown into a working collaborative that supports one another in many of the ways a strong team does. We meet weekly, stay in near-daily contact by group text, host open houses for one another, and step in for each other when a client needs coverage. We train and attend industry events together, compare notes on the local market, and use the same title company and escrow officer, creating a familiar, consistent closing process for our clients.

This combination matters. You get one accountable agent, Diane Bilke, who knows you, your goals and your transaction. As a bonus, you also get the practical support, local perspective, network reach, and transactin coverage of experienced colleagues when timing or circumstances call for another trusted set of hands. It is the depth of a team without your purchase or sale being passed down an agent assembly line.

Rooted in Georgetown.
Georgetown isn't just my market; it's my community. I am the past-President and Board Chair of the Central Texas Philharmonic, served as a volunteer art gallery manager and curator with Round Rock Arts, and currently serve as the appointed Precinct Chair for Williamson County GOP Precinct 343. I am also an active member of the Williamson County Art Guild, and sometimes exhibit my original artwork in the Guild's gallery on Rock Street in Georgetown.
