The
Home Buying
Process
Diane helps buyers identify their ideal property, clarify must-have features, and understand the market data that informs their offer strategy. Through proactive communication she guides clients through property analysis, offer presentation and negotiation, and full contract-to-close support.
1
Buyer Consultation
We’ll sit down in person and talk through what you want from this move, how the process works, and what makes sense to do first. Whether you’re just starting to think about buying or you’re ready to look, we’ll start where you are.
2
Purchasing Power
If you’re financing your purchase and haven’t already done so, this is when you’ll meet with a lender and apply for mortgage preapproval. If you need a lender, I’m happy to connect you with trusted local loan officers.
3
The Home Search
We’ll start with a broad look at homes in your price range so we can catch good options that might be easy to overlook. Then we’ll narrow the list using the must-haves we identified in your consultation.
4
Making An Offer & Negotiating
When you find a home you want to buy, we’ll review recent comparable sales and decide on a price you’re comfortable offering that has a realistic chance of being accepted. If the seller counters, I’ll help you weigh what’s worth pushing for and where you have room to compromise, so we can work toward the best terms for you while keeping the deal within reach.
5
Contract-to-Close
Once you’re under contract, I’ll keep track of the deadlines and let you know what’s coming up, what needs your attention, and when. As closing approaches, I’ll coordinate your final walk-through and closing appointment so you know where to be, what to bring, and what to expect.
Thinking about buying? Let’s talk.
Whether you’re ready to start looking or still figuring out how a move would work, let’s sit down in person. Bring your questions. We’ll talk through your options and figure out what makes sense for you to do next.
